A flexible path to homeownership

How It Works

Secure your home without the deposit

Sign up and select a property with the help of our in-house buying team. A silent investor will purchase and hold the home on your behalf, while you move in and start building your deposit.

Build your deposit while you live in the property

You’ll pay your regular rental amount plus a 50% weekly contribution that grows your deposit automatically. Each weekly payment brings you closer to completing your purchase.

Switch to a mortgage when you're ready

After reaching your deposit target in years 4–8, switch to any mortgage and complete your purchase. All costs are predetermined upfront and backed by the Owner’s Sell-Back Guarantee.

*PublicSquare acts as the Owner’s agent, not the buyer’s. The buying team still sources, negotiates and quality-checks the home at no separate cost to you. ‘Average ~18x cheaper’ claim is not a warranty and is calculated by PublicSquare, based on home prices of $500,000–$1,000,000, deposit paths from 5% (no-LMI scheme) to 20%, and various property types and borrower circumstances. See PublicSquare calculators for more info. Additional terms, fees, and conditions apply including a $33 weekly support fee. Securing properties also requires a $1,000 + GST engagement fee, refundable within 12 weeks of payment and before PublicSquare issues the Agreement Between Buyer and Seller — the full engagement fee, less a $75 + GST processing fee. After 12 weeks, or once that agreement is issued — whichever comes first — the fee is non-refundable, though PublicSquare may transfer it to another property at its discretion. The 0% setup fee applies only to new homes from PublicSquare's builder panel—existing homes and homes from builders outside that panel incur a 0.99% setup fee (0.9% + GST of the initial home value). Lender's Mortgage Insurance (LMI) may apply upon purchase, and maintenance, repairs, rates, and insurance are typical costs of ownership after purchase completion. All figures inclusive of GST unless otherwise stated.

Your Complete Guide

Rent-to-Buy in The Hills: Sydney's North-West Growth Corridor

Rent to own in The Hills means you stop saving towards a house you cannot live in yet, and start living in the one you are buying. Nothing upfront. You pay market rent plus a fixed weekly top-up, and that top-up is your deposit, building week after week without you having to think about it. From year four you can buy, any time up to year eight, at a minimum price locked in at the start — or the independent valuation, if it comes in above. There is no ceiling on it. PublicSquare runs the program through a licensed NSW real estate agency (Licence #10152702). We act as the owner's agent, not yours, and it costs you nothing. Castle Hill, Baulkham Hills, Rouse Hill, Kellyville, Bella Vista. Strong schools, generous blocks, Norwest on the doorstep, and the Metro running down the middle of it into the city. Families move to The Hills and then do not leave, which is lovely for them and unhelpful for anyone trying to get in.

How Rent to Buy Works in The Hills

  • Pick a home in The Hills that suits your budget and the life you actually lead, with PublicSquare sourcing and negotiating the purchase as the Owner's agent, not yours, at no cost to you
  • Confirm your eligibility and buying power through a short application (no impact on your credit history)
  • Move in with no upfront deposit — you pay a $1,000 + GST engagement fee, standard legal costs (payable to your own solicitor), a fixed $2,000 bond, the first two weeks of rent and deposit contributions before you move in, a $30 + GST weekly support fee, and a setup fee of 0% for a new home from PublicSquare's building panel or 0.9% + GST of the initial home value otherwise
  • Pay market rent (annual reviews capped at 4% per increase, or the maximum permitted under local tenancy legislation, whichever is lower) plus a fixed 50% weekly top-up that builds your deposit automatically
  • Buy any time in years 4 to 8 of the lease, up to three months before the agreement expires at the end of year 8, at the pre-agreed minimum sale price or the independent valuation if higher, with no upper cap — your weekly contributions are interest-free loans to the owner, repaid to you as your deposit when you buy
  • Later costs to budget for: the independent valuation at purchase, transfer duty on the call option fee, and a $3,300 marketing cost if the property is sold to a third party

A Family Corridor With a Metro Line Through It

The Metro rewrote this corner of Sydney. What was a car-dependent suburb belt now has apartment buildings clustered around every station, and prices are still working out what that is worth. Rent to buy is a way to take your position now, rather than after the market has finished deciding. The mechanics are all on our rent to own homes page, or compare Blacktown and Parramatta next door.
