How this is calculated

The tenant’s contribution is fixed at 50% of the first year’s rent and held at that amount for the whole term of up to eight years, so the yearly figure is the same in every year of it. Market rent is held constant on both sides here, so the eight-year figure is the contracted contribution alone — it excludes any rent reviews, holding costs, finance and tax. Eligibility depends on the property, its location and its current tenancy. Figures are indicative and subject to change.

How Rent-to-Sell Works

Your tenant moves in

A pre-qualified tenant moves into your property and treats it as their home — so you get a committed, long-term occupant from day one, with none of the usual tenancy churn.

You collect rent plus 50%

Each week your tenant pays you normal market rent plus 50% extra that builds up into their deposit. It’s significant extra cashflow to use however you like.

Contracted minimum growth

When the tenant buys the home from you in years 4 to 8 of the lease, you receive the higher of the contracted minimum resale price or an independent valuation. The contributions they have built up are repaid to them as their deposit.

Why Landlords Are Making the Switch

Dear Landlord,

If you own a rental property in Queensland or New South Wales, you have probably felt the squeeze from every side this year: land tax up, insurance up, rates up, and a tenant market that is loud about every rent rise. Most landlords we speak to are not looking to get out — they are looking for a better way to stay in.

That is why we built Rent-to-Sell. Instead of a standard lease, your property goes to a pre-approved homebuyer who pays market rent plus a 50% weekly contribution on top — money that builds their deposit and, for you, is significant extra cashflow every single week.

Because the tenant is working towards buying the home, they treat it as theirs. Our landlords report fewer callouts, longer tenancies and no vacancy churn. The lease runs up to eight years, and when the tenant buys — typically in years four to eight — you receive the higher of a contracted minimum price or an independent valuation.

Nothing about this is a gamble on the tenant. Every homebuyer is assessed by our team before they can apply: income, savings, rental history, references and identity, and a personal call with one of our reps.

If you'd like to know what your property would earn under Rent-to-Sell, the calculator further up this page will give you the figures in about a minute. Or you can order a free property appraisal for your property so you can get the exact numbers.

Rent-to-Sell:
Top 10 Benefits

50% more weekly cashflow

Your tenant pays the normal market rent plus an additional contribution equal to 50% of the first year’s rent. That’s 50% more cashflow from the property, paid every week for the term of up to eight years. Use it to cover costs, reduce your mortgage, build your offset or fund your next investment.

A minimum resale price, with no cap on growth

Every Rent-to-Sell agreement includes a minimum resale price based on an agreed growth rate. (Rates may be lower for apartments and townhouses, by agreement.) When the property is sold, you receive the higher of that minimum price or the independent market valuation, giving you protection against a fall in the market while still allowing you to benefit from growth above the agreed minimum.

A clear path to a future sale

Instead of holding a rental indefinitely and deciding when to sell later, you have a tenant already living in the property with an option to buy between years four and eight. You know the likely buyer, the sale window and the minimum resale price from the outset, giving you a much clearer path to exit.

A tenant who wants to own the property

Your tenant isn’t simply looking for somewhere to rent. They’re working towards buying the home they’re living in. Every tenant is assessed for payment reliability and future mortgage readiness, creating a stronger alignment between landlord and tenant.

Reduced tenant turnover

Rent-to-Sell agreements are structured as long-term leases of up to eight years, giving you greater continuity than a traditional rental arrangement. With a long-term tenant in place, you can avoid the repeated process of finding and onboarding new tenants throughout the term.
